Major refurbishment of a listed building and an extension to form a rehearsal/recital space.

This contract was won under competitive tender. The project involved a complete refurbishment of the original 19th century, two storey brick and stone building and the addition of a large single storey extension of steel frame construction clad with masonry and full height glazed curtain walling.

The Objective

The site is within the King Edward VI High School campus and is close by the school’s newly built Language Block. The works had to be completed while the school remained fully operational, requiring safeguarding measures that included current CRB checks for all site staff, segregation of our personnel from the school and a protected access route and traffic management plan.

king-edward02king-edward03The refurbishment element of the project involved diversion of the existing services. In addition, as the project progressed, unforeseen elements of work were identified, recorded and brought promptly to the attention of the project team so that solutions were quickly developed and implemented, minimising delays and maintaining financial control.

Construction of the new extension, especially at the interface with the existing building, required careful coordination and close management of sub‐contractors in order to achieve the very challenging construction programme milestones.

This was achieved through the site management team’s regular progress meettngs with sub‐contractors, where issues were discussed and potential problems resolved in advance, with all ‘partners’ kept fully informed. An early priority for our site management team was to build a close working relationship with the school. This was achieved through daily contact to keep the school fully up to date with progress and with the school often sending a member of staff to the site meettngs.

The Solution

The project was completed in 18 weeks, providing teaching rooms, practice rooms, a rehearsal/recital room and associated storage and plant rooms, including specialist acoustic floors, partitions and ceilings. The result was a successful project that has delighted the school and has been completed on time and within the original contract sum of £510,000.00.
